We’ve all heard about it. We all know it. Metro Detroit is a full-on “buyer’s market”. But what does that mean? Being in a buyer’s market, does that imply that each and every seller must roll over and say yes to any offer a buyer places on the table? Some sources seem to paint such a picture without using those exact words.

How about sellers? Most of those looking to buy a home have one presently…one that they would have to sell. What can you do as a seller to improve your chances of getting a quick sale at full market price?

Is it REALLY illegal to get cash back when buying a home?

Until recently it was very difficult, if not impossible, for a buyer to extract any equity while purchasing a home. If you got a VERY good deal on a house, you would be required to buy it with one loan and then do a cash-out refinance to tap into the equity on the home. This required two loan processes, two sets of fees, and two sets of headaches.

Both lenders and the Federal Government have put strict requirements in place where lending is concerned in order to cut down on the amount of fraud that has been running rampant in the real estate industry in recent years. These restrictions have made it all but impossible for a buyer to legally get cash back when purchasing a home….until now.

A new HUD and RESPA approved program is on the scene that enables buyers to have more flexibility and options when purchasing a home. Why should anyone who finds a great deal be penalized for doing so?
